Terms of Service - Updated March 31st 2025

These Terms of Service apply to renovation, restoration, construction, repair, project management, and related services provided by 30 Day Homes Corp. By accepting a quote, estimate, proposal, invoice, contract, or by authorizing work to begin, the customer agrees to the terms below.

1. Company Information

30 Day Homes Corp. provides residential and commercial renovation, restoration, repair, and construction services. Services may include, but are not limited to, basements, bathrooms, kitchens, flooring, drywall, painting, framing, trim, demolition, exterior work, project management, and coordination of qualified subcontractors where required.

30 Day Homes Corp. is fully insured and operates with appropriate care, workmanship standards, and safety practices for the type of work being performed.

2. Quotes, Estimates, and Proposals

All quotes, estimates, and proposals are prepared in good faith based on the information available at the time they are issued.

Unless specifically stated otherwise in writing, quotes and estimates may be subject to change due to factors including, but not limited to:

  • hidden or unknown site conditions;

  • customer-requested changes;

  • additional work requested or required;

  • supplier price changes;

  • material availability;

  • building code requirements;

  • permit requirements;

  • structural, plumbing, electrical, HVAC, or framing issues discovered after work begins;

  • inaccurate or incomplete information provided before quoting;

  • work outside the original scope.

A quote, estimate, or proposal is not considered accepted until confirmed by the customer in writing, by signing, by paying a deposit, or by otherwise authorizing work to begin.

3. Scope of Work

The scope of work will be based on the accepted quote, estimate, proposal, invoice, written agreement, or written communication between the customer and 30 Day Homes Corp.

Only the work specifically listed in the accepted scope is included. Any work not specifically listed is excluded unless added in writing.

The customer is responsible for reviewing the scope of work carefully before approving the project. If something is not listed, the customer should request clarification before the work begins.

4. Changes, Extras, and Change Orders

Any changes to the original scope of work may result in additional charges. This includes additions, upgrades, substitutions, layout changes, material changes, schedule changes, customer-requested revisions, or work required due to hidden conditions.

30 Day Homes Corp. may require written approval before proceeding with extra work. Written approval may include signed documents, email, text message, revised invoice, or other written confirmation.

Verbal discussions do not change the contract price or scope unless confirmed in writing by 30 Day Homes Corp.

5. Deposits and Payment Terms

Deposits, progress payments, milestone payments, and final payments are due according to the payment terms stated on the invoice, quote, estimate, proposal, or contract.

Unless otherwise agreed in writing, deposits are required to secure scheduling, begin project planning, purchase materials, book labour, and reserve subcontractors.

The customer agrees to make payments on time. Delayed payments may result in delayed work, paused work, additional administrative charges, interest, or cancellation of the project.

Final payment is due upon substantial completion of the agreed scope of work, unless otherwise stated in writing.

6. Late Payments and Collection Costs

Unpaid balances may be subject to interest, administrative fees, collection costs, legal fees, lien rights, court costs, and any other reasonable costs incurred by 30 Day Homes Corp. in recovering unpaid amounts, where permitted by law.

30 Day Homes Corp. reserves the right to pause work, withhold further services, delay scheduling, or suspend warranty coverage while an account remains unpaid.

7. Materials and Product Selection

The customer is responsible for approving materials, colours, finishes, fixtures, flooring, tile, paint, cabinetry, countertops, hardware, and other selected items before installation.

Once materials are purchased, ordered, cut, opened, installed, customized, or otherwise committed to the project, they may not be returnable, refundable, or exchangeable.

30 Day Homes Corp. is not responsible for manufacturer defects, discontinued products, colour variations, dye-lot variations, natural material variations, supplier delays, or customer dissatisfaction with products selected or approved by the customer.

8. Customer-Supplied Materials

If the customer supplies materials, fixtures, finishes, or products, the customer is responsible for ensuring that those items are correct, complete, undamaged, compatible, code-compliant, and available on time.

30 Day Homes Corp. is not responsible for delays, defects, missing parts, improper sizing, warranty issues, or performance issues related to customer-supplied materials.

Additional labour, repair, modification, return trips, or delays caused by customer-supplied materials may result in additional charges.

9. Scheduling and Delays

30 Day Homes Corp. makes reasonable efforts to follow agreed timelines. However, project timelines are estimates only unless specifically guaranteed in writing.

Delays may occur due to weather, material shortages, supplier delays, permit delays, inspections, customer changes, hidden conditions, trade availability, illness, emergencies, payment delays, or other circumstances beyond the reasonable control of 30 Day Homes Corp.

30 Day Homes Corp. is not responsible for damages, losses, inconvenience, lost rent, lost income, or other costs arising from reasonable project delays.

10. Site Access and Customer Responsibilities

The customer agrees to provide safe, reasonable, and timely access to the work area.

The customer is responsible for:

  • clearing personal belongings from the work area;

  • protecting valuables, fragile items, and sentimental items;

  • providing access to water, electricity, parking, washroom access where reasonable, and entry to the property;

  • ensuring pets, children, and unauthorized persons are kept safely away from the work area;

  • advising 30 Day Homes Corp. of known hazards, leaks, electrical issues, structural issues, mould, asbestos, pests, or other concerns;

  • ensuring that decision-makers are available when approvals are needed.

Delays or extra work caused by lack of access, unsafe conditions, uncleared areas, or customer interference may result in additional charges.

11. Hidden Conditions

Renovation and restoration work may reveal hidden or unknown conditions after work begins. These may include, but are not limited to, water damage, mould, rot, framing issues, structural defects, unsafe wiring, plumbing problems, pest damage, uneven floors, improper previous renovations, missing insulation, code violations, or concealed damage.

Hidden conditions are not included in the original scope unless specifically stated in writing. Any work required to address hidden conditions may result in additional charges.

12. Permits, Inspections, and Code Requirements

Where permits, inspections, engineered drawings, or code-compliance work are required, they may involve additional costs unless specifically included in the accepted scope.

The customer is responsible for permit fees and inspection fees unless otherwise stated in writing.

30 Day Homes Corp. may assist with permit coordination where agreed, but approval timelines and inspection results are controlled by the relevant municipality, inspector, engineer, or authority.

13. Subcontractors and Trades

30 Day Homes Corp. may use qualified subcontractors, trades, suppliers, installers, or specialists where appropriate. This may include electricians, plumbers, HVAC technicians, roofers, framers, flooring installers, cabinet installers, countertop suppliers, and other skilled workers.

The use of subcontractors does not reduce the customer’s payment obligations under the accepted agreement.

14. Workmanship Warranty

30 Day Homes Corp. stands behind its workmanship and may provide a workmanship warranty where stated in the quote, estimate, proposal, invoice, or contract.

Unless otherwise stated in writing, workmanship warranty coverage applies only to defects caused by improper workmanship by 30 Day Homes Corp. It does not cover:

  • normal wear and tear;

  • customer damage or misuse;

  • lack of maintenance;

  • product or manufacturer defects;

  • movement, settling, moisture, humidity, or temperature changes;

  • pre-existing issues;

  • hidden conditions;

  • customer-supplied materials;

  • work performed by others;

  • alterations made after completion;

  • damage caused by pets, tenants, occupants, contractors, or third parties.

Warranty work does not apply to unpaid projects or unpaid balances unless required by law.

15. Manufacturer Warranties

Products, materials, fixtures, appliances, flooring, tile, paint, hardware, and other items may be covered by manufacturer warranties. Manufacturer warranties are separate from any workmanship warranty provided by 30 Day Homes Corp.

30 Day Homes Corp. is not responsible for manufacturer warranty decisions, product failures, discontinued products, warranty denials, or supplier issues.

16. Substantial Completion

A project will be considered substantially complete when the main contracted work has been completed and the space can reasonably be used for its intended purpose, even if minor deficiencies, touch-ups, adjustments, or incomplete small items remain.

Minor deficiencies or touch-ups do not justify withholding full payment unless otherwise required by law or agreed in writing.

30 Day Homes Corp. will make reasonable efforts to address legitimate deficiencies reported in writing within a reasonable time.

17. Deficiencies and Touch-Ups

The customer must report any concerns, deficiencies, or requested touch-ups in writing as soon as possible.

30 Day Homes Corp. must be given a reasonable opportunity to inspect and correct any legitimate workmanship concerns before the customer hires another contractor, withholds payment, posts public complaints, or claims compensation.

If the customer prevents 30 Day Homes Corp. from returning to inspect or correct the issue, the customer may lose the right to claim a credit, refund, or warranty repair for that issue.

18. Photos, Videos, and Marketing

Unless the customer objects in writing before the project begins, 30 Day Homes Corp. may take photos and videos of the work area before, during, and after the project for documentation, quality control, portfolio, website, social media, advertising, insurance, and dispute-resolution purposes.

30 Day Homes Corp. will make reasonable efforts not to disclose private personal information, sensitive documents, or identifying details unnecessarily.

19. Safety

The customer agrees not to enter active work zones without permission. Construction areas may contain tools, debris, exposed materials, dust, sharp objects, electrical hazards, trip hazards, open floors, wet surfaces, or other risks.

30 Day Homes Corp. is not responsible for injuries or damage caused by the customer, occupants, guests, pets, children, tenants, or unauthorized persons entering or interfering with the work area.

20. Dust, Noise, and Disruption

Renovation work may involve dust, noise, vibration, odours, debris, temporary inconvenience, utility interruptions, and limited access to parts of the property.

30 Day Homes Corp. will take reasonable steps to work cleanly and safely, but the customer acknowledges that construction work naturally creates disruption.

Unless specifically included in writing, deep cleaning, professional dust removal, duct cleaning, hotel stays, storage, moving services, and temporary accommodation are not included.

21. Property Protection

30 Day Homes Corp. will take reasonable care when working on the property. However, renovation work can involve reasonable risk to surrounding surfaces, landscaping, driveways, walls, trim, flooring, paint, finishes, and nearby items.

The customer is responsible for removing or protecting valuable, fragile, sentimental, or sensitive items before work begins.

30 Day Homes Corp. is not responsible for damage to items left in or near the work area where the customer was advised or reasonably expected to remove them.

22. Cancellations and Postponements

If the customer cancels or postpones a project after approval, the customer may be responsible for costs already incurred, including materials, deposits, subcontractor bookings, administrative time, design time, planning, delivery fees, restocking fees, and lost scheduling time.

Deposits may be non-refundable where costs have been incurred or scheduling time has been reserved.

23. Termination of Services

30 Day Homes Corp. may terminate or suspend services if:

  • payments are not made on time;

  • the customer refuses reasonable access;

  • the customer creates unsafe or hostile conditions;

  • the customer repeatedly changes the scope without approval;

  • required permits or approvals are not obtained;

  • the customer interferes with the work;

  • the project becomes impractical, unsafe, or unlawful;

  • there is a breakdown in trust or communication.

If services are terminated, the customer remains responsible for all work completed, materials purchased, subcontractor costs, administrative costs, and any other amounts owing up to the date of termination.

24. Limitation of Liability

To the fullest extent permitted by law, 30 Day Homes Corp. is not responsible for indirect, incidental, special, punitive, or consequential damages, including lost income, lost rent, business interruption, emotional distress, inconvenience, temporary loss of use, or third-party claims.

30 Day Homes Corp.’s liability, if any, is limited to the amount paid by the customer for the specific work giving rise to the claim, except where prohibited by law.

25. Insurance

30 Day Homes Corp. is fully insured. Proof of insurance may be provided upon reasonable request where appropriate for the project.

The customer is responsible for maintaining appropriate homeowner, landlord, commercial, property, or tenant insurance for the property and its contents.

30 Day Homes Corp.’s insurance does not replace the customer’s own property insurance and does not cover pre-existing conditions, customer belongings, unrelated property issues, or damage caused by others.

26. Disputes

If a dispute arises, the customer agrees to first provide written notice of the issue and allow 30 Day Homes Corp. a reasonable opportunity to inspect, respond, and correct any legitimate workmanship concerns.

Both parties agree to attempt to resolve disputes in good faith before escalating the matter to court, collections, lien proceedings, public complaints, chargebacks, or third-party claims.

Nothing in these terms limits any legal rights or remedies available under applicable law.

27. Governing Law

These Terms of Service are governed by the laws of the Province of Ontario and the applicable laws of Canada.

Any disputes shall be handled in the appropriate court, tribunal, or legal forum in Ontario, unless otherwise required by law.

28. Acceptance of Terms

By approving a quote, estimate, proposal, invoice, contract, change order, or by authorizing 30 Day Homes Corp. to begin work, the customer confirms that they have read, understood, and accepted these Terms of Service.

These Terms of Service form part of the agreement between the customer and 30 Day Homes Corp.

Large Project Pricing, Package Discounts, Scope Reductions, and Change Orders

For larger renovation, restoration, construction, and project-management jobs, 30 Day Homes Corp. may offer a project-level or bulk discount at the time of quoting or invoicing. This discount is intended to provide the customer with a better overall project price based on the full package of work being accepted together.

For any project with a total quoted, estimated, or invoiced value of $100,000 or more before or after HST, 30 Day Homes Corp. may include a discount line on the invoice, quote, estimate, proposal, or contract. This discount may be shown as a single amount and may not be broken down line-by-line unless 30 Day Homes Corp. chooses to do so in writing.

1. Purpose of Large Project Discounts

Large project discounts are offered because full-scope renovation projects often involve overlapping labour, material planning, scheduling efficiencies, site access, subcontractor coordination, bulk purchasing, and bundled pricing. The discount may also account for reasonable variations that commonly occur during large projects, including but not limited to:

  • minor reductions in actual material quantities;

  • small differences in measured square footage;

  • items that become unnecessary during the course of the work;

  • efficiencies gained from completing several scopes together;

  • customer decisions to remove or simplify certain included items;

  • site conditions that allow a portion of the work to be completed more efficiently than originally expected; and

  • other practical adjustments that are reasonably absorbed into the overall discounted project price.

The customer acknowledges that the discounted project price is offered as a package price based on the overall project, not as a guarantee that every individual line item has been priced separately at its lowest possible standalone amount.

2. Scope Reductions Do Not Automatically Reduce the Contract Price

Where a project-level or bulk discount has been applied, the customer agrees that removing, declining, reducing, or simplifying one or more items from the quoted or invoiced scope does not automatically reduce the signed contract price.

Unless otherwise agreed in a written change order signed or approved by 30 Day Homes Corp., any deleted, reduced, unused, unnecessary, or simplified items will first be reconciled against the project-level discount already provided to the customer.

This means that if the customer removes work from the project, or if certain work becomes unnecessary, the value of that removed or unnecessary work may be treated as already accounted for within the discount shown on the invoice, quote, estimate, proposal, or contract.

3. No Double Discounting

The customer agrees that a project-level discount is not intended to be combined with additional credits for removed, reduced, unused, or unnecessary work unless 30 Day Homes Corp. confirms the additional credit in writing.

The customer is not entitled to receive both:

  1. the original project-level or bulk discount; and

  2. a further deduction for items that were already reasonably contemplated within that discount.

This is to avoid double discounting and to preserve the agreed package price.

4. Written Change Orders Required

Any additions, deletions, substitutions, credits, upgrades, downgrades, or price changes must be confirmed in writing by 30 Day Homes Corp. A text message, email, revised invoice, signed change order, or other written confirmation may be used for this purpose.

If the customer requests additional work, different work, upgraded materials, extra labour, schedule changes, or work outside the original scope, 30 Day Homes Corp. may charge an additional amount. Any such additional amount will be communicated to the customer and added by written change order, revised invoice, or written approval.

If 30 Day Homes Corp. agrees to provide a credit for removed or reduced work, that credit must be stated in writing. No verbal discussion, assumption, or informal request will reduce the contract price unless confirmed in writing by 30 Day Homes Corp.

5. Accepted Contract Price

By approving, signing, paying a deposit toward, or otherwise accepting a quote, estimate, proposal, invoice, or contract, the customer agrees that the stated total price, including any displayed discount, represents the agreed project price for the accepted scope of work.

The customer further acknowledges that the displayed discount forms part of the pricing structure and may include anticipated adjustments, efficiencies, reductions, omitted items, unnecessary work, quantity differences, and other reasonable project variations.

Unless a written change order provides otherwise, the customer remains responsible for the agreed contract price, less any payments already made.

6. Materials, Measurements, and Site Variations

Material quantities, square footage, measurements, and itemized descriptions are prepared in good faith based on information available at the time of quoting. Renovation work can involve reasonable measurement differences, hidden conditions, supplier substitutions, layout adjustments, design changes, and on-site practical decisions.

Minor variations in quantities or measurements do not automatically create a customer credit where a project-level discount has already been applied.

7. Customer-Requested Removals

If the customer decides that they no longer want a particular item, finish, fixture, feature, material, or portion of the work after the quote, estimate, proposal, invoice, or contract has been accepted, 30 Day Homes Corp. will review the requested removal.

30 Day Homes Corp. may, at its discretion, provide one of the following:

  • no price change, where the removal is absorbed by the existing project discount;

  • a written credit, where 30 Day Homes Corp. determines that a further credit is appropriate;

  • a revised scope of work;

  • a revised invoice; or

  • a written change order.

No price reduction applies unless confirmed in writing by 30 Day Homes Corp.

8. Additions Are Separate From Discounts

The project-level discount applies only to the accepted scope at the time the discount was issued. Additional work, hidden conditions, customer changes, upgrades, repairs, code-related requirements, emergency work, or work not included in the original accepted scope may result in additional charges.

A discount applied to the original project does not entitle the customer to free additional work or automatic discounts on added work.

9. Invoice Disclosure

Where a project-level, package, or bulk discount applies, the invoice, quote, estimate, proposal, or contract may include language such as:

“Project-Level Discount Applied. This discount is part of the overall package pricing and may account for bundled work, site efficiencies, quantity variations, omitted or unnecessary items, and customer-requested reductions. Removed, reduced, unused, or unnecessary items do not automatically reduce the contract price unless a written change order or written credit is issued by 30 Day Homes Corp.”

Furthermore, the Disclosure may be given in person, or through email or SMS corrospondance.

10. Agreement

By proceeding with 30 Day Homes Corp., the customer confirms that they have reviewed and accepted these terms, including the terms regarding project-level discounts, scope reductions, change orders, and contract pricing.
